Selling Your Home in a “Low Inventory Market”
With low inventory in many markets throughout the country, many homeowners are afraid of selling their homes in Nevada County because they’re concerned that they may not be able to find a new one. This can be a real problem, but if you are seeking to sell-whether to upgrade or find a new neighborhood-there are a few ways to combat the low inventory.
Look to buy first!
In most markets it is a real mistake to put your home up for sale before you start looking for your new property. Identify the geographic area where you are interested in buying. Even if you don’t see anything on Zillow, it doesn’t mean you can’t or won’t find the right home. We have a lot of properties for sale in Grass valley, Penn Valley, Nevada City, Rough and Ready and Lake Wildwood and Lake of the Pines. There is a mistake I’ve seen time and time again, where people make a statement of wanting to live in Nevada City, and only searching there, not realising their “perfect home” is right on line between Nevada City and Grass Valley, so they miss out on buying their dream property in Nevada County. Expand those searches!
Think outside the box!
Be proactive! Keep in mind that there are probably many people like you who want to make a move but are afraid of not finding another wonderful home in Nevada County as well. Let us know the area you would love to live, be it Cascade Shores, Peardale Chicago Park, Morgan Ranch, The Cedars or any of the other fantastic neighborhoods we have here in the gold country! We can canvas the neighborhoods in the geographic areas where you want to live, and sometimes find homes that may not be quite listed yet, giving you a first look! We could find a home for you to buy that may not even be currently listed or for sale.
What if you can’t find the perfect home?
It’s rare, but from time to time, you just simply can’t find the perfect home for you. Have you considered building? There are some AMAZING lots available for sale in Nevada County. Perhaps it’s time to create your own home? Building can be an excellent way to get just what you are looking for. There are lots of different styles of loans available, and many options for those looking to build. It should definitely be a consideration as there is nothing quite like planning and creating your brand new home.
You should always have a REALTOR®!
Not only do REALTORS® have access to tools and listings that the general public doesn’t have access to, but we have a vast network of colleagues, past clients, brokers, and others to put the word out to as well. Not only that, but we know the ins and outs of real estate laws. It’s important to make sure everything is done correctly to ensure your transactions are completed correctly. This can save you from costly mistakes with years of repercussions.

OMG…Nevada City Picked As #1 Best Place To Live!
Check out the February 2017 issue of SUNSET MAGAZINE http://sunset.com. Nevada City’s NATIONAL HOTEL has never looked better than it’s full cover bleed on Sunset’s Front Cover. Denizens of Nevada City, Grass Valley, Alta Sierra, Southern Nevada County and Penn Valley have long known it to be true that our wonderful little slice of these great United States (already great despite naysayers to the contrary) tops the list of best place to live!

The Sierra Lifestyle Team has worked with many clients who have looked for homes all over the United States, and in some cases abroad, and settle on Western Nevada County as best. Why? Close proximity to outdoor activities: Hiking, Skiing, Snowboarding, Fishing, Biking, Birding, Astronomy, Gardening…An hour and a half away from the High Sierra and Lake Tahoe that offer a plethora of outdoor activity opportunities for active families. Coupled those with entertainment options at area Casinos (including shows by top headliners such as Paul Simon and Stevie Wonder) and dining from outdoor stands to sophisticated restaurants and you have a recipe for exceptional lifestyle choices that makes our area the best place to live.
From the High Sierra to the Pacific Ocean in hours!
Three hours drive to the San Francisco Bay Area affords access to the constellation of shopping, dining and cultural activities well known to just about all. And of course to the Pacific Ocean and it’s communities South to Santa Cruz and Monterey or north to Fort Bragg.
But we digress. Back to the best place to live. Sunset’s article emphasizes Nevada City and it’s roots in the back to the land movement of the 60s and 70s. But that doesn’t begin to touch the depth of character of those of us who live here in Nevada City or Grass Valley or Alta Sierra or Penn Valley or Southern Nevada County. People from all walks of life, socio-economic levels, backgrounds, and interests mingle happily and consider all those areas as parts of the greater good. Nevada City and Grass Valley host the Wild and Scenic Film Festival as Well as the Nevada City Film Festival, both recognized nationally and internationally. Some quote us as the Sundance of the West. The Center Of The Arts is a cultural jewel we have written about several times, bringing a wide range of music and dance shows to town, attended by patrons who often come to town from Truckee/Tahoe, Sacramento and as far as the SF Bay. We were hugely entertained last evening by Robert Earl Keen and his phenominal band in the 250 seat venue in town and will look forward to cast members from Jersey Boys entertaining us with song and dance from the Do Wop days next week.
Come join the party!

to yellow, to orange and even sometimes a deep red our beautiful area offers a wide variety of colors this time of year. In addition to all the colors there is so much to do during fall.
From fall leaf color walks, to hiking to exploring pumpkin patches, apple orchards or even a quick trip to Apple Hill. Looking for the perfect pumpkin for Halloween? Grass Valley, Nevada City and Penn Valley offer tons of options from parking-lot pumpkin patches to family owned and operated farms. We have hay rides, petting zoos and more.
